If you've finally saved up enough money for a down payment on a home there are a few pitfalls you might want to consider before pulling the trigger cause anyone of them could be financial ruin. Before you buy a home, you want to consider hiring an inspector to inspect your home. Now the inspector might cost 500 dollars but it's a small cost you should pay if you're investing in something like 300k or so. 

The first thing you'd want the inspector is to check for termites. The second is if you're buying a house older than the 1980s you want the inspector to check for lead paint, you need a professional to check it rather than an inexperienced person who'd look it up on the net. You want to hire someone that has good reviews so you vet the inspector and inspector vet the house for you. The third is foundation issues, and you need a professional to do this if you do know how to do it yourself. The next is not so critical but it might affect the pricing. You should see the age of the roof that matters a lot because you don't want to move it and all of a sudden you have to replace a roof right away.

Number five would be thermal insulation in the house especially if you live in a country experiencing an extremely cold climate. For thermal insulation, one doesn't need to go searching much as good quality heat insulation blankets are easily available globally. All one needs to do is log on the internet and search unless you find good references from somewhere.
